Basement Leaks? Surface Drainage Could Be to Blame

Have you found a leak at mid-wall or higher in your basement? Let’s solve your problem.

Whenever a basement leaks high on the wall, the leak is related to surface water (rainwater) outside. Take a good look at the surface drainage – all soil should slope away from your home. All concrete, gravel and brick/stone pavers should slope away from your home. All gutter downspout extensions should terminate away from your home into an area that naturally drains water away from the foundation.

Make sure the gutters are clean and not overflowing. Make sure downspouts are not plugged.

You can easily check surface grading, gutters and other exterior conditions by taking a walk during a heavy rain. Water on the surface of the soil near your home indicates that there’s a problem. Most basement leaks are caused by surface water problems.

If the surfaces and gutters are just fine yet the basement still has a leak, it’s time to think about what is below the surface. Check for downspouts that are routed below the surface of the soil to a storm sewer system or drainage pipe. This pipe will have an elbow near your foundation. Soil settles around the home, often breaking the pipe and dumping water next to the foundation.
